Tenants

Now you have seen the property you like please follow the step by step guide below;

Step One

  • Submit your application form; one is required for each applicant for the property.
  • Download Application Form
  • WE DO NOT CHARGE A FEE TO PROCESS your application form.
  • If a full credit check is required, then this cost would be charged.
  • You will be contacted whether or not your application has been successful.

Step Two

  • Once accepted a holding deposit of one months rent is required to secure the property, payable within 3 days of the property being offered.
  • This deposit is transferred as your security deposit at the commencement of your Tenancy/Lease.
  • We will provide you with an inventory and condition report, which is to be signed and returned to our office within 7 days of commencing your tenancy.

Step Three

  • We will arrange a mutually convenient time during normal business hours for you to sign the tenancy agreement.
  • Your guarantor form is to be returned duly signed together with a photocopy of their identification, I.e. Passport or Drivers License.
  • A direct debit form duly completed.

Step Four

  • Finally arranging the collection of your keys.
  • Payment of your first months rent is now payable either by Bank transfer, (this needs to be carried out the day before), cheque or cash on the day.
  • All future payments are payable by direct debit.
  • Please note, full rent, deposit, guarantor forms, and all signatories to the lease HAVE to be completed in full prior to any keys being release.

Gas Boiler breakdown:

Please check the following prior to reporting a fault:

  • Are you out of gas?
  • Have you correctly topped up your gas meter?

  • If in doubt, please check with your service provider.
  • Has the boiler water pressure decreased and requires topping up.

Electrical Faults:

  • Appliances not working: Please check that the spur switch is turned on; these are located above your work-top beside or near plug sockets.
  • Lights not working; if all lights fail this fault is usually caused by the trip switch which is located within your consumer unit, and can be turned back on.

    Plug sockets fail; if your sockets fail, this fault is usually caused by the trip switch which is located within your consumer unit, and can be turned back on.
